Monarch had two major projects underway this spring. One project was the roof project to replace the roofs on all four Monarch buildings. Because all air conditioning (AC) units are located on the roof, the project was larger because all the AC stands also had to be replaced in order to be compliant with Hurricane/building codes.

An additional large project popped up this spring. It was known that the water pipes undereach Monarch building were going to need replacement, which was scheduled for 2023-24. However, serious issues emerged with these pipes that required immediate emergency repairs. In addition, all the pipe hangers were also replaced. This work was done during the months of March through May of this year. More work is still needed to replace the pipes but this work should be able to be done in the scheduled 2023-24 timeline. We appreciate the patience of all

Monarch guests during this challenging time period while this necessary work was completed. The next major project at Monarch is the rebuilding of the southern dunes crossover to improve that beach access point. Plans for that project have been approved, and bids are now being sought for this project work. This crossover will be ADA compliant and is expected to be completed during the 4th quarter of 2021. The new crossover should also provide enhanced security for Monarch access.

Also, a new swing has been ordered for the lagoon area, and that should be available soon.


Our decking project continues as we update the property.

The new deck project is open!

The event was a hit, but more importantly, everyone is commenting on how beautiful it is and how useful it will be for our owners and guests! Cabanas will be installed later this week after the final inspection.  We would like to give thanks to the Engineering and Grounds team for all their hard work making it stage ready for our kickoff event.  Special thanks to Jared and Quincey "The Mayor of Monarch" for making it happen!

Other updates at Monarch

First, you can see the before and after pictures of the new southern dunes crossover to the beach. Note that the new crossover is ADA compliant, is wider to provide more room for people to pass, has a new door that should improve accessibility for passing through, and has matching material to the center dunes crossover. The result of this project is that we have much better beach accessibility than before and the two crossovers look much more attractive and similar from the beach.


Also note the two new gas grills that have been located next to the swing by the pond in front of the Dogwood and Camellia buildings. These grills provide better access for guests and visitors in those two buildings.

As the resort ages, we are making improvements to ensure longevity and safety.  We’re working to improve access points and have begun repairing stairs.

The sun deck is coming along with the Brazilian Ipe being placed on the supporting structures. Once this is complete, the railing will go up next, followed by the fire pits. We look forward to having the owners enjoy the new amenity in the next few months!
