Parking

Parking Enhancement Project Update July 5, 2026: The Parking Lot Project received Town pre-approval. We are working through final engineering details and will provide updates as they become available. Parking-related complaints remain below last year's levels due to internal changes we put in place.

Parking Policy Discussion
May 20, 2026

The Board and the Monarch Management Team understand the concerns and frustrations regarding the current parking policy. At present, the property has 145 parking spaces serving 125 units. Historically, this was not an issue, as the property rarely operated at full capacity, even during peak seasons. Many owners and guests routinely brought multiple vehicles without difficulty.

In recent years, however, the growing popularity of the property and consistently higher occupancy levels have made it necessary to limit the number of vehicles permitted per unit in order to ensure parking availability for all guests and owners.

The current policy allows one parking space per unit.   Rental guests who booked their stay directly on Marriott.com, redeem Marriott Bonvoy points, use third-party travel sites (like Expedia), or booked cash-based getaway rentals are charged for parking, while property owners are not.   Guests who rent a week from an owner will not be charged for parking.

Expanding the parking lot is challenging due to the protected natural areas surrounding the property. However, we currently have a proposal before the Town of Hilton Head that would add 12 additional parking spaces without removing protected landscaping or negatively impacting the character and ambience of the property.


Balconies

Update August 10, 2026: The Balcony Project contract has been executed and is expected to go out for bid this month. The management team is working through project scheduling and unit closures. Jessica is hopeful this will be completed next week. Once it is complete, they will start with the communication for the owners affected. 

July 5, 2026: The Balcony Project contract has been executed and is expected to go out for bid this month. We are also working on project scheduling and potential unit displacement.

June 22, 2026: The contract for the Balcony Project is being reviewed by the management team. It is planned to go out for bidding in the next week.

May 19, 2026: The renovation of our balconies will begin Fall 2026. During the summer, the engineering firm will be completing their assessments and project planning, working with the Monarch Management Team to have as little disruption as possible to our guests.

The damage in question is more than cosmetic and requires a structural assessment to ascertain the full scope of work needed for each individual balcony.   There is work that needs to be done across all the buildings and having the full assessment allows us to bid this work appropriately.

While we understand the desire to move forward as quickly as possible, the planning phase is critical to ensuring the repairs are completed properly and comprehensively the first time.

Owners with affected balconies will be notified by phone prior to their stay. Monarch will begin contacting owners as soon as the construction schedule is confirmed.


Twin Bed Conversions

The Board understands and appreciates the frustration surrounding the $100 fee for merging and disassembling the twin beds. We want to share some context on why this policy is in place, as it directly relates to guest safety, operational logistics, and liability.

Securly merging two twin beds involves more than pushing them together. To prevent the beds from shifting or separating—which poses a significant injury risk and liability—the process requires a two-person team to complete properly:

  • Frame Alignment & Security: One team member aligns and secures the frames using specialized hardware and connectors.

  • Stability & Testing: A second team member verifies the stability, tests the seam, and ensures there are no height differences or gaps.

Additionally, this conversion requires specific inventory, including a specialized bed bridge and unique linens.

It is also worth noting a foundational detail from our governing documents: per the deed documentation, these units are specifically deeded with two twin beds. There is no mention of the beds being combined or converted.

This fee is not intended to be a hurdle, but rather to cover the genuine labor and material costs required to keep our guests safe and protect the Association. We are happy to discuss options for guests who prefer a king setup in advance so we can ensure a safe, seamless stay.


Additional Projects

  • THIS WEEK (August 10, 2026):

    • Lagoon fountain enhancements will be completed in August.

    • Landscape Lighting update: Landscape lighting upgrades are in planning. The project will transition the courtyard to low-voltage lighting and replace damaged fixtures.

    • The new daybeds have arrived and are in place. We are currently charging $100/day.

    • Two new cantilever umbrellas are in place, and one more is on order.

    • The new ping-pong table and foosball tables are installed and are a tremendous hit.
